Texas Petroleum Land Management, LLC is a small, family-owned and family-operated business engaged in buying, owning and managing lands, minerals, oil and gas leases and non-participating oil and gas royalties throughout the state of Texas, including participating as a non-operator in the drilling of oil and gas wells. Our office is located at 4614 Riverstone Boulevard, Missouri City, Texas, a suburban city in the greater Houston area. In addition to the four family members engaged in running the business, we rely on the services of approximately 20 fulltime land professionals and support personnel to help in the operation of the company. Our specialty in acquiring new land and oil and gas holdings is identifying and unraveling complicated land titles, with a special emphasis on locating long-lost owners who have inherited land interests and are often not fully aware of their ownership. The owner family has been involved in the oil and gas land title business, in one form or another, for more than 40 years.
The company is currently engaged in buying oil and gas interests in the Permian Basin area of west Texas, primarily in the counties of Reeves, Pecos, Howard, Borden, Martin, Midland, Loving and Ward, and in the east Texas counties of Angelina, Nacogdoches and San Augustine. In addition to owning and managing land and oil and gas interests in most of these counties, the family owns and manages land and oil and gas interests in the counties of Tyler, Liberty, Fort Bend, Walker, Grimes, Leon, Milam and Lamar, including cattle raising, pecan farming and sawmill operations.
Two of the most difficult problems we encounter in purchasing oil and gas interests center on the skepticism of those we approach as potential sellers, particularly from those who were not previously aware of their ownership. First, they wonder if the whole thing is a scam and, if we get past that concern, when we ask them to sign and return the transfer document to us before we pay, they are afraid that we may not pay after we receive the documents. A few times in the recent past, we have dealt with unscrupulous sellers whom we have paid beforehand to then be faced with their reluctance or total refusal to provide the promised documents so we no longer pre-pay any interests, with one exception, that being that if the seller is represented by a lawyer, we are more than willing to send the money to him/her upon his/her representation that the executed deed is in hand and his/her promise to send it as soon as payment is received. WE HAVE NEVER REFUSED TO PAY FOR A DEED THAT HAS BEEN DELIVERED TO US EXCEPT WHERE SUBSEQUENT EXAMINATION HAS REVEALED THAT THE PERSON OWNED NO INTEREST, IN WHICH CASE THE DEED IS RETURNED TO HIM OR HER.
As a demonstration that we have, in fact, purchased many interests and paid for them, we invite you to review the spreadsheet under the tab above called “TPLM PURCHASES” where we have listed many of the purchases we have made in the last few years in the Permian Basin including some in the name of our sister company that is no longer active, Bossier Land Management, LLC. In all, the listed purchases represent more than TEN MILLION DOLLARS we have paid owners for their interests.
If you have any questions about what we do or an offer we have made to you, please call or email us and we would be pleased to respond. Likewise, if you own land, minerals or royalties you would like to sell, we would appreciate the opportunity to review your information – at our cost, of course.
A final word. By the time we contact an owner, we have already conducted a very extensive, detailed and usually expensive investigation into the title and, if necessary, the genealogical work that led to finding him or her. If we have contacted you and offered to purchase something from you – chances are really good that you own something and that we are ready, willing and able to buy it. We look forward to hearing from you and doing business with you!
Sincerely,
The Management of Texas Petroleum Land Management, LLC
